The most important thing for Cyblo is not how much you earn, but who you are.

 At Cyblo we carefully select the best tenant profile, which we call a real “Cybler”. A person that we consider will take care of our apartments as much as we would ourselves and also fulfill their obligations as a tenant.

Cyblo’s Apartments

What is included in the rental?

In the monthly rental price we include: the monthly rent of the apartment, the Property Tax (called “IBI” in Spain) which is payed annually and the monthly community expenses.

What is Not included in the rental?

The individual supplies of your apartment such as water bills, electricity and gas bills, telephone and internet bills… There is also a municipality tax which is the the annual garbage tax which is also payed by the tenant (less than 40 euros per year).

When and how do I pay the monthly rent?

The rent is paid in advance between the 1st and 5th of each month by bank transfer into Cyblo’s bank account or in cash at the cashier or ATM of the bank into Cyblo’s bank account.

We strongly recommend you to avoid forgetting about the payment, to establish a periodic transfer order with your bank, so on the  most suitable day for you between the 1st and 5th of each month the transfer will be automatically done from your account to Cyblo’s account. By doing so you won’t have to worry every month about it!

How much is the deposit?

The deposit is equivalent to one month of rent in all our apartments. 

Will I get the deposit back when I move out of the apartment?

Yes, we guarantee you the return of your deposit. We hand in your deposit  into the “Consellería Valenciana”, a goverment entity that is in charge of securing deposits and we will provide you within 30 days of signing your rental agreement a receipt, so you can see that your deposit is secure. This document can be used as proof to request rental aid or any other public subsidy.

At the end of your stay with us, if there is no damage in the apartment  after our check, you will be refunded the full amount of the deposit. If there are any damages , the reparation cost will be deducted from the deposit.

Have I got to pay agency commissions or intermediation fees?

No, we are not a conventional agency – we do not charge you the agency month fee because we want you to start living your own life without obstacles. We know you have better things in which to invest your money!

What kind of rental contract will I have?

We have a standard rental contract with a 7 year duration, as it is established by Spanish Rental Law for companies renting properties, with 6 months of mandatory stay for the tenant. It is an easy and simple contract to understand. We have adapted it so that both parties (Cyblo and the tenant – “Cybler”) are protected.

Which is the minimum rental period?

6 months.

What happens when the 7 year contract ends?

Four months before the end of the 7-year contract, we will send you a letter informing you of the new terms and conditions of the renewal in case you want to continue as tenants in our apartments. If you don’t want to stay with us, you must notify us with the notice stipulated in your contract for contractual as termination period (2 months in advance).

Do you do short stay or temporary rentals?

No, we do not do temporary or short-term rentals because our idea is that you stay with Cyblo as long as possible!

How much notice do I have to give before leaving the apartment?

The minimum notice is 60 days (2 months). So for example, if you want to leave the apartment on September 1, you will have to notify us in a written form (by post to our office or email) before June 30 in case this is a working day or the last working day of the month. By doing so, you would only pay the rent of the month of August and not September. If you notify us later than the last working day of June, you will have to pay the month of September in full as well.

How do I notify that I want to finish my rental contract?

You have to notify us in a written form so you have three valid ways of doing it:

Do you rent furnished apartments?

Usually the apartments are rented unfurnished,  because we want you to decorate your space according to your personal tastes and your space needs. However, in some buildings we offer you the possibility of furnishing the apartments with some basic elements with an additional cost in rent. Please check the concrete conditions in each building.

Do the apartments have home appliances?

Yes, the apartments have the basic equipment of appliances which include Oven, Fumes Extractor  and Hob (depends on the building will be mixed or electric). We do not include specific appliances such as Refrigerator, Washing Machine, Dryer, Dishwasher … because you may already have it and you want to bring yours.

Can I paint my apartment walls in other colors?

All our apartment walls are painted in white or light beige. We do not recommend that you change the color of the walls, because we request that the apartment is left in the same conditions that you were given. So if you want to change the color, you will have to repaint it again in white or light beige (original color) before leaving assuming the cost of it yourself.

Do you accept animals in the apartments?

We are animal friendly, but it depends on the building –  if the rest of the Community agrees that the building accepts animals or not.

Can I hang things on the walls?

Yes, as long as when you leave the apartment you leave everything as it was (so if you make holes you will have to cover them up with the appropiate products so you cannot see them).

The buildings in which Cyblo's apartments are located have a building insurance?

Yes, all our buildings have building insurances that cover in case of fire or structural damage to the building (floods, electrical damage caused by community system, earthquakes …).

Viewing an Apartment of Cyblo

How can I arrange a viewing to an apartment?

Enter the “CONTACT” section in the website and fill in the form “Request Appointment”. We will contact you as soon as possible to arrange a viewing to the apartment, according to your preferences.

When can I do a viewing?

The viewings are usually arranged from Monday to Friday at the time that best suits you: mornings (from 9  a.m. to 12 p.m.), midday (from 12 p.m. to 4 p.m.) or evenings (from 4 p.m. to 20  p.m.). We realize you have a busy schedule so we try to adjust to you and your work schedule. If necessary, weekend viewings can be arranged. Contact us.

Can I rent an apartment without viewing it?

No. In Cyblo we like to meet you, so you need to come and visit it before renting it out.

Can I do a viewing if the previous tenant is still in the apartment? (whilst he/she is moving out)

Yes, however in this case availability to view the apartment will depend on the availability of the current tenant.

Can I reserve an apartment?

We don’t do apartment reservations. We have a selective tentant analysis process, so when we decide that the apartment is for you we go straight to the contract signature without having to give any money towards a reservation.


What documentation do I need to rent an apartment with CYBLO?

In order to rent a Cyblo apartment you need to provide us:

  • National Identity Document (DNI) or Passport
  • Work contract
  • Last 3 payslips
  • Income Statement / Work Life extract

Once you have provided us with this information, we will proceed to analyze it and tell you if it is sufficient or if you need any additional guarantees (further income statement, guarantor, bank extracts …)

What if I am Freelance or self-employed?

For Freelance professionals or Entrepreneurs what we require are documents that demonstrate your solvency, so it would be the Income Statement, bank statements and other documents that justify it. We do not usually ask for a bank guarantee, but we reserve the right in case it is required.

If my monthly income is low can a family member endorse me?

Yes, you can be endorsed by any direct first-degree relatives – father and / or mother who has a work contract or  income statement.

What documents do I need once they confirm to me that the apartment is for me?

Congratulations you’re one step away from being a Cybler! Once we confirm that Cyblo has decided to rent you the  apartment, we are almost ready, but  we will ask you in addition:

– Bank Certificate of your account (just to prove the account holder and bank account number , not bank extract detail)

– That you sign us the authorization of supplies management  to be able to proceed to the change of name of the supplies of the apartment.

What do I have to do before signing the rental contract of the apartment?

As we already have all the necessary documentation, you only need to make a bank transfer before the day you are signing the rental contract, which must be made and sucessfully received by us 24 hours before the signature day.

The amount of this bank transfer will include:

  • Deposit amount (One or two month’s rent, depending on the apartment)
  • Monthly rent (the current month you start the rental).

We use the rental contract as a payment letter of this first month, from the second month and the rest of the payments will be made by bank transfer in the Cyblo bank account.

We do not accept payment of rents or deposits in cash.


Is there an age limit to rent an apartment?

There is no age limit, but you must be over 18 years old to be able to rent with us.

Are there garage spots available to rent with the apartments?

The Cybler Community generally uses bicycles, Valenbici, Metro, Bus, Tram or motorcycle which can be easily parked on the sidewalks. In the Víctor Building and in the Palau Tossal Building there is enough space to park on the street for free, even thou we have some parking spaces in the Palau Tossal Almussafes Building.

Are there subsidies for apartment rentals?

Grants and subsides/aids don’t depend on us but on Public state and regional housing plans, which are generally approved once a year. If you are interested in rent grants/subsides/aids, let us know and we will be aware of when the plans come out to notify you so that you can meet the deadlines of the processes if you fulfil the requirements.

There are no flats or apartments available on the website, can you still help me find one for rent?

Yes, we can still take you into account.

Generally, we know one or two months in advance (60 days) if we are going to have a flat or apartment free, so don’t hesitate to send us an email or fill out the form and request to enroll in our “Cyblo Waiting List”. By doing so, we will contact as soon as we have a flat or apartment available that suits your needs.
